These Terms and Conditions (“Terms”) govern the relationship between Signature2 (“we”, “our”, or “Signature2”) and real estate agencies (“Agency”) participating in our secondary rent guarantee service. By enrolling with Signature2, the Agency agrees to abide by the following conditions:
1. Service Overview
Signature2 acts as a secondary guarantor for renters who have already secured a primary guarantee company. Our service is designed to provide additional financial assurance to real estate agencies managing tenant agreements, particularly when landlords or owners require an extra layer of protection.
2. Enrollment and Activation
Coverage begins immediately upon successful registration of the tenant by the partner agency through Signature2’s enrollment platform.
Signature2’s guarantee applies only to tenants who have completed all required registration and payment procedures.
3. Agency Compensation
Agencies may collect a service fee from the renter, typically equivalent to ½ month or 1 full month of rent, depending on the selected plan.
Signature2 offers financial support exclusively to registered partner agencies. The landlord is not a party to this agreement.
4. Claim Policy
In the event a tenant defaults on rent payment, the primary guarantor is expected to fulfill its obligations to the property owner first.
If the primary guarantee company has paid the owner, Signature2 will provide supplemental compensation to the partner agency to assist with related administrative costs and effort.
4.1 Additional Compensation Clause
Where a valid claim is made and the primary guarantor has already paid the homeowner, Signature2 will pay the agency an additional 50% of one month’s rent amount.
This means the agency may receive a total of 75% of one month’s rent (25% from the initial contract processing arrangement and 50% additional from Signature2 under this clause).
5. Exclusions
Signature2 will not pay compensation if the tenant was not properly enrolled or if required documentation is missing or falsified.
Payments will not be made directly to the landlord or property owner under any circumstances.
6. Documentation Requirements
To process any claim, the agency must submit:
Proof of payment by the primary guarantor to the homeowner.
Signed rental agreement.
Evidence of default (e.g., payment records).
Official claim request through the Signature2 claim form.
7. Dispute Resolution
Any disputes arising under these terms will be resolved through mutual negotiation, and if unresolved, through arbitration under Japanese law.
8. Modifications
Signature2 reserves the right to modify these terms at any time. Updated terms will be communicated to registered agencies via email and posted on our website.
