Traditionally, landlords receive full compensation when tenants default, while real estate agencies are left to cover unpaid fees and unexpected losses. With Signature2, if a tenant fails to pay rent and the guarantee is activated, we promptly compensate the real estate agency. The agency then has the flexibility to determine how much of the payment to retain and how much to remit to the property owner.

You will receive a generous contract processing fee: For every renter enrolled into Signature2, the agency is rewarded with a direct financial incentive based on the selected guarantee plan. No forms, no credit checks, and automatic approval.

How We Help Real Estate Agencies
We believe that real estate agencies are the backbone of Japan’s rental industry. That’s why Signature2 guarantees the agency directly. Here’s how our support works:
- Agencies can enroll renters into either a Half Month or Full Month rent guarantee plan.
- If a renter fails to pay their rent, Signature2 will pay the guarantee amount—either ½ or 1 month—directly to the agency.
- Signature2 allows the agency to decide how to handle those funds with the property owner—based on their own internal policies.
- After the primary guarantee company pays the property owner, our Signature2 service activates for the agency and funds are distributed.
